Tenera Homes Property Details
Key Features

Interiors Built for Everyday Comfort
Every Tenera villa is finished to a consistent, high standard throughout. Ceilings reach 3.1m and all internal doors stand at 2.4m, creating a sense of space that carries through every room. Living, dining, and kitchen areas are tiled with European ceramic tiles (at a purchase price of €30/m² plus VAT), while bedrooms are finished with white oak laminate flooring. Bathrooms feature large-format European ceramic slabs (at €65/m² plus VAT) on both floors and walls, with walk-in showers using 10mm security glass dividers and wall-mounted WCs with concealed Hansgrohe or Grohe mechanisms. Internal walls throughout are finished with two coats of spatula and three coats of Benjamin Moore emulsion.
Interiors Built for Everyday Comfort

Technology and Security Built In
Each villa is equipped with a Satel security system including alarm, five CCTV cameras, and remote monitoring via phone or tablet. An electric gate secures entry to the covered parking area, and a universal EV charger is installed in the garage. The VRV cooling system uses LG MultiV ceiling-concealed indoor units with linear diffusers, individually controllable per room. A 6.72 kW photovoltaic system on the roof feeds energy back to the grid, offsetting household electricity consumption. Provisions are included for electric curtains and external shutters throughout.

Kitchens, Bathrooms, and Storage
Kitchens are fitted with a combination of white oak and lacquered MDF cabinetry, with ceramic slab worktops at €300 per linear metre. A Pentair Everpure H-104 water filter is installed under the sink, alongside a building-wide water softener in the underground mechanical room. Built-in wardrobes run full height with sliding doors, externally lacquered in a client-chosen colour with grey melamine interiors and integrated wardrobe lighting. Bathroom vanity units are wall-mounted with lacquered finishes, ceramic countertops, and Grohe or Villeroy & Boch sanitaryware. Each villa also includes an outdoor BBQ with louvred cover, ceramic slab worktop, and stainless steel sink with hot and cold water.

Climate, Energy, and Private Outdoor Space
Heating is delivered via a water-based underfloor system connected to an LG ThermaV monobloc air-to-water heat pump, with a thermostat on each floor. Hot water is supplied by selective surface solar-thermal panels on the roof, backed by an electric heating element and connected to the central heating system for redundancy. Each villa includes its own private swimming pool, with tile selection from two interior-designed material options. The photovoltaic system, solar thermal panels, and Category A thermal insulation work together to significantly reduce ongoing energy costs.

Frequently Asked Questions
When will Tenera Homes be completed and units handed over?
Construction at Tenera Homes is scheduled for completion in September 2027. Buyers receive their villa fully finished and ready for occupation at handover, with all included features and customisation choices in place.
What is included in the price of a Tenera Homes villa?
Every villa price includes the private swimming pool, outdoor BBQ area, water-based underfloor heating with LG heat pump, VRV cooling system, 6.72 kW photovoltaic solar system, solar-thermal hot water panels, Pentair water filter, water softener, Satel alarm system and CCTV, electric gate, EV charger, and provisions for electric curtains and external shutters. A furniture package is available separately from €50,000 plus VAT.
What materials and finishes can I choose for my villa?
Buyers choose from two curated finish packages: Bold or Light. All selections are made from approved European supplier ranges. Contact us for more details.
Is Tenera Homes eligible for the Cyprus Permanent Residency programme?
The Cyprus fast-track Permanent Residency programme requires a minimum property investment of €300,000. Tenera Homes villas meet this threshold. Approval typically takes 2 to 3 months, covers spouses and dependent children, and carries lifetime validity. Our team can guide you through the full process and connect you with qualified legal support.
How large are the villas at Tenera Homes, and do they differ between units?
All 19 villas are three-bedroom homes arranged over two floors. Internal areas range from 134 sqm (Type B) to 140 sqm (Type C), with Type A villas at 138 sqm. Covered verandas range from 15.5 sqm to 31.5 sqm depending on the type. Private plot sizes range from 235 sqm to 346 sqm across the development. Each villa also includes covered parking and a private storage room.
What taxes and fees should I budget for when buying property in Cyprus?
Buyers should budget for VAT at 19% on new properties, or 5% if the property qualifies as a primary residence under Cyprus law. Additional costs include stamp duty, legal fees, and land registry transfer fees. Cyprus has no inheritance tax and no wealth tax, and qualifying buyers may access Non-Dom status for significant personal income tax savings. We recommend engaging a local lawyer before proceeding.
Is Tenera Homes a strong rental investment in Paphos?
Geroskipou is a well-connected residential area immediately adjacent to the Paphos city centre, with consistent demand from international buyers, long-term residents, and seasonal visitors. Villas of this specification, with private pools, smart systems, and strong energy credentials, are well positioned for both long-term and short-term rental. Paphos continues to attract a steady international community of retirees, remote workers, and families year-round.
How do I register interest in a future unit at Tenera Homes?
All 15 villas at Tenera Homes are currently sold or reserved. If you would like to be notified in the event that a unit becomes available, or if you are interested in other Olias Homes developments, contact our team directly via WhatsApp or the enquiry form and we will be happy to assist.
