By accessing, browsing or using the Site, you (“you”, “your” or “User”) confirm that you have read, understood and agree to be bound by these Terms. If you do not agree, you must not use the Site.

Olias Homes Ltd is a company incorporated in the Republic of Cyprus and active as a property developer in Paphos.

You must be at least 18 years of age and legally capable of entering into binding contracts to use the Site. By using the Site, you represent and warrant that you meet these requirements.

If you are using the Site on behalf of a company or other legal entity, you represent that you have authority to bind that entity to these Terms.

3. Purpose of the Site

The Site is provided for informational and marketing purposes only. It is intended to:

Showcase our residential property projects in Paphos and Cyprus
Provide general information about Cyprus, including lifestyle, tax, permanent residency and the property buying process
Allow you to enquire about our properties, request viewings, download our property guide and contact us

The Site does not constitute:

An offer to sell or a solicitation of an offer to buy any property or security
Legal, financial, tax, investment, immigration or any other professional advice
A binding agreement of any kind between you and Olias Homes Ltd

4. Accuracy of Information — Important Disclaimer

We make reasonable efforts to ensure that information on the Site is accurate and up to date. However:

All property details, prices, availability, plans, floor plans, dimensions, specifications, materials, finishes, furnishings, landscaping, renderings, computer-generated images, photographs, videos, virtual tours, completion dates, taxes, fees and ROI estimates are indicative only and are subject to change without prior notice.
Computer-generated images, renderings and visualisations are artistic impressions and may differ from the final built product.
Photographs and virtual tours may show non-standard items, optional upgrades, staging items, decorations or surroundings that are not included in the sale.

No content on the Site forms part of any contract of sale. Only the terms of a signed reservation agreement or sale-and-purchase agreement between you and Olias Homes Ltd will be binding.

5. Intellectual Property

All content on the Site — including text, graphics, photographs, computer-generated imagery, renderings, videos, virtual tours, drawings, plans, designs, logos, the “Olias Homes” name and any other trade marks, colour palettes, layouts and source code — is the property of Olias Homes Ltd or its licensors and is protected by Cyprus, European Union and international copyright, trade mark, database and other intellectual property laws.

You are granted a limited, non-exclusive, non-transferable, revocable licence to access and view the Site for your personal, non-commercial use.

Except as expressly permitted by these Terms or by applicable law, you may not:

Copy, reproduce, modify, adapt, translate or create derivative works from any content on the Site
Republish, upload, post, distribute, sell, license, rent or commercially exploit any content
Use any content for AI training, scraping, data mining, text or data analysis (other than as permitted by mandatory law) or to develop competing products or services

Damages arising from your reliance on any content of the Site
Damages arising from your inability to access or use the Site
Damages caused by viruses, distributed denial-of-service attacks or other technologically harmful material that may infect your equipment

This limitation applies regardless of the legal theory on which the claim is based (contract, tort including negligence, breach of statutory duty or otherwise), and even if we have been advised of the possibility of such damages.

Where our liability cannot be excluded as a matter of law, our total aggregate liability to you in connection with the Site or these Terms shall be limited to EUR 100 (one hundred euros).

Any other liability that cannot be limited or excluded under Cyprus law

You agree to indemnify, defend and hold harmless Olias Homes Ltd and its directors, shareholders, employees, agents, contractors, partners and licensors from and against any and all claims, liabilities, damages, losses, costs and expenses (including reasonable legal fees) arising out of or in connection with:

Your use of, or inability to use, the Site
Your breach of these Terms
Your violation of any law or the rights of any third party
Any content or information you submit to us through the Site

13. Governing Law and Jurisdiction

These Terms, and any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with them or their subject matter or formation, are governed by and construed in accordance with the laws of the Republic of Cyprus, without giving effect to any choice or conflict of law provisions.

You and Olias Homes Ltd agree that the courts of Paphos, Cyprus shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms, except that:

Where you are a consumer based in another EU/EEA Member State, you may also bring proceedings in the courts of your country of residence, and you benefit from any mandatory protections under the consumer law of that country
Nothing in this section limits our right to bring proceedings against you in any other court of competent jurisdiction to enforce our rights

If you are a consumer based in the EU, you may also use the European Commission’s Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr to attempt to resolve disputes online.

14. Changes to These Terms

We may revise these Terms at any time by updating this page. The updated version will be indicated by a new “Last Updated” date at the top. Material changes will be brought to your attention by a prominent notice on the Site.

Your continued use of the Site after changes are posted constitutes your acceptance of the updated Terms. If you do not agree to the updated Terms, you must stop using the Site.

15. Severability and Waiver

If any provision of these Terms is held by a court of competent jurisdiction to be invalid, illegal or unenforceable, that provision shall be deemed modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall continue in full force and effect.

Our failure to enforce any right or provision of these Terms shall not be deemed a waiver of that right or provision.

16. Entire Agreement

These Terms, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Olias Homes Ltd regarding your use of the Site, and supersede any prior agreements or understandings on that subject.

Nothing in these Terms affects the terms of any separate reservation agreement, sale-and-purchase agreement or other written contract you may enter into with Olias Homes Ltd in relation to a property; in case of conflict, the terms of those signed contracts shall prevail in respect of their subject matter.
